Annual Wyndchase HOA meeting March 30, 2023

President Troy Nelson welcomed the attendees and began a summary of actions taken in the past year. Troy opened the meeting with the Financial report.

Old Business

1. Dues Collection – Out of 316 homes, 287 have paid their 2022 dues. 19 of the 287 that paid 2022 have past dues owed.  29 have not paid their 2022 dues. Collections letters were mailed the end of March and payments have been coming in since the financial report was prepared.

Expenses for the year were discussed:  Final payment for Iron Design Mailbox Project, Tree Service to de-limb and open up canopy along McClellan, Update Landscaping and repair washout along McClellan, Entrance Christmas lights.

The entrance Christmas lights ran into some problems with the electricity.  They will run electricity under the road this summer, so that both sides will remain on in the future.

2. Covenant rules concerning RVs, trailers, boats, POD’s, etc.

NO TRAILERS/RV/BOATS SHOULD BE KEPT IN DRIVE WAYS

3. Mailbox Renovation Project has been completed.  The mailboxes from first phase still look good, so no plan to start over at this time.

New Business

Community Events:

1. 4TH OF JULY. $1500 was donated to the Pemberton Block Party in 2022. This year we will be looking for more food trucks and we want to have dandy jumpers and/or slides for the kids.  We will be having the Annual parade as well.  Information will be posted on the website by June regarding 4th of July festivities.

2. HALLOWEEN. We will not have a Halloween parade when Halloween falls on a week day.  We will continue to provide security at the entrance.

3. WELCOMING COMMITEE. It was suggested that we form a welcoming committee and do a better of job of reaching out to new homeowners with neighborhood information.  Kim Grice volunteered to lead this committee.  All who are interested in helping with this committee please send an email to wyndchasehoab@gmail.com

4. ARB.  Wyndchase Homeowners Association Board of Directors has a responsibility through the covenants to approve new construction, pools, pergolas, fences, out buildings and general construction improvements.  It is not intended to control the planting of trees or shrubbery or most other landscaping projects but does have the directive to address unsightly, unbecoming and nuisance property, maintenance, landscaping, and decoration, including damaged and derelict vehicles. Please go to the website at wyndchasehoa.org and click on Architectural Review Board for more information. Should you wish to start a project you will find the request form on this page.

5. YARD SALE.  The Spring neighborhood yard sale will be May 6th or the first Saturday in May.

6. SLOW DOWN.  Please slow down when driving in the neighborhood.  The speed limit is 30 MPH.  This summer we will have a lot of children out on our streets and we need to keep them safe.

7. CHRISTMAS WREATHS.  Felicia Levien volunteered to purchase new wreaths for the front entrance.  Thank you Felicia.

8. WYNCHASE ENTRANCE SIGNAGE. We discussed updating the entry signage to make WYNDCHASE more visible.  Felicia Levien is going to research signage options, and lighting for future discussion.

9.  YARD WASTE/BULK WASTE. Please download the Ready 311 App on your smart phone.  Click on new request and then Bulk Waste/Yard Waste Pickup.  You can also call 731-425-8545 to schedule a pickup.  DO NOT PUT YARD WASTE ON THE STREET WITHOUT SCHEDULING A PICKUP!  The garbage crew will not pickup yard waste.

10. WEBSITE.  The website has not been attended to properly.  Several items need to be updated.  Charlie Bone has started the process of updating the website.  Please email us at wyndchasehoab@gmail.com with any errors or updates you find.  We appreciate all the help we can get.

Thank you to all who attended the meeting.  16 homes were represented.  This was one of the most productive and positive meetings we have had.  Concerns were presented in a constructive manner, and everyone was kind.  We have new projects to look forward to, upcoming events to bring our neighborhood together.  I’m most excited to work with Kim on developing the Welcome Committee.  Don’t forget to email us if you would like to join the welcoming committee, or help with any other projections.  Wyndchasehoab@gmail.com
