Wyndchase Homeowners Association Annual Meeting Minutes

1. Welcome & Introductions

The meeting was called to order at 6:00 PM by Jamie Vaughn. Board members introduced themselves and welcomed all residents in attendance.

It was noted that Mayor Scott Conger of the City of Jackson was unable to attend the meeting.

2. HOA Financial Report

Charlie Bone presented the 2024 year-end financial summary, including:

  • Overview of income and expenses
  • Major expenditures: landscaping, security enhancements, and maintenance
  • Status of reserve funds

Charlie also noted that only eight homeowners currently owe two years or more of dues.

The 2025 budget overview was then presented, outlining projected income from dues and anticipated expenses for the year.

3. Community Updates

Jamie Vaughn shared updates on ongoing and upcoming projects:

  • Maintenance and Improvements: Repairs completed in common areas, with additional maintenance planned.
  • Security: Additional security cameras installed to enhance coverage of common areas and walking routes.
  • Landscaping & Beautification: Seasonal plantings and updates continue. Progress was also reported regarding improvements at McClellan Place.

Karen Skelton provided details on upcoming neighborhood events:

Annual Neighborhood Yard Sales 

Held annually on:

  • First Saturday in May
  • Third Saturday in October

Start time: 7:00 AM

4th Annual Wyndchase 4th of July Parade Celebration

  • Date: July 4, 2025
  • Start Location: 148 Greendale Dr.
  • Line-up: 5:45 PM
  • Parade Start: 6:00 PM (later start this year due to heat)

Residents are encouraged to decorate bicycles, golf carts, ATVs, Rangers—or just come walk! 

Parade Route:

From 148 Greendale → west toward Wyndchase → right on Nottingham → left on Cross Point Dr. → left on Stornaway → left on Wyndchase → ends at 68 Greendale.

Before the Parade (10:30 AM–4:30 PM):

At the corner of Wyndchase & Greendale:

  • Two water slides
  • Food trucks (volunteers needed to help secure vendors) 

Neighbors are encouraged to decorate their homes—let’s see the neighborhood RED, WHITE & BLUE! If you have a classic, fancy, or first car, bring it and join the parade!

Let’s celebrate as a community—and remember to help keep our streets clean. Spread the word!

Halloween 

Halloween will be celebrated on October 31st. The only exception will be if the City of Jackson officially changes the date. Any such change will be communicated to residents promptly.

4. Homeowner Q&A / Open Forum

Residents were invited to share feedback, questions, and concerns. Topics discussed included:

  • Interest in new community amenities
  • Ongoing speeding concerns in the neighborhood
  • A walker’s safety concern raised; reminder to drive cautiously
  • Incident involving young drivers alarming a pedestrian
  • Concerns about underage children operating golf carts
  • Reports of inappropriate language used by minors
  • Positive feedback on new security cameras, especially for pedestrian safety
  • Suggestion to organize a Neighborhood Watch program; the Board will explore options
  • Request for more consistent communication (via email or text alerts)

All feedback was acknowledged and recorded for follow-up by the Board.

5. Closing Remarks

The Board thanked all homeowners for attending and for their continued support and participation in making Wyndchase a strong and welcoming community.

The meeting was adjourned at 7 pm.
